The first steps in a design project are to meet with us, let us hear your project needs, and assist you in developing a design program. After the initial meeting, most projects progress through the following five phases:

  • Schematic Design
  • Design Development
  • Construction Documents
  • Bidding and Negotiation
  • Construction Administration

For the construction process, we can help you determine the best construction approach for your project; either design-build or design-bid-build.

Under the Design-Build approach, one firm provides both architecture/engineering services and construction services under a single contract.

Alternatively, the Design-Bid-Build approach may be used, in which an architect is commissioned to prepare drawings and specifications under a design services contract, and a contractor is engaged through competitive bidding or negotiation under a separate contract.

The end result of the whole process, a total environment that is masterfully designed and carefully crafted to the highest standards.
